Description

The Sr Building Services Technician will utilize advanced skills to perform complex preventive maintenance and corrective repair of building HVAC and plumbing systems and equipment. Working under limited supervision this individual monitors building system operations and performance.

The chosen individual will utilize several trade skills such as plumbing, electrical, heating and cooling.

Primary responsibilities include

  • Complying with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety
  • Inspecting building systems including fire extinguishers, HVAC and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client
  • Overseeing and inspecting the work performed by internal colleagues and outside contractors. (Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers and cleaning.)
  • Performing assigned repairs, emergency and preventive maintenance while completing maintenance and repair records as required
  • Reviewing assigned work orders and estimating time and materials needed to complete repair
  • Ordering necessary materials and supplies to complete all tasks
  • Perform basic carpentry, furniture assembly and locksmith tasks as needed

Qualifications

  • Experience with Variable Air Volume (VAV) systems and building controls 

  • Hands-on experience with commercial HVAC and refrigeration equipment, including: 

  • Reach-in coolers
  • Walk-in coolers and freezers
  • Ice machines
  • Working knowledge of plumbing, exhaust, and ventilation systems, along with experience servicing commercial gas-fired and electric kitchen equipment 

  • Strong troubleshooting skills in HVAC systems, including electrical controls and building automation systems 

  • Minimum of 5 years of hands-on experience in building services or facilities maintenance 

  • Ability to read, interpret, and act on instructions in a fast-paced environment 

  • Effective written and verbal communication skills, including the ability to prepare routine reports and respond to inquiries from clients, colleagues, and leadership 

  • Proficiency with Microsoft Office and general technology tools 

  • Ability to meet physical job requirements, including standing, walking, climbing stairs/ladders, and lifting up to 50 lbs. on an occasional basis

Education, Certifications and/or Other Professional Credentials

  • High school diploma or general education degree (GED) and a minimum of four years of related experience and/or trade school training
  • HVAC License for the State of Rhode Island
  • Refrigeration License for the State of Rhode Island
  • Universal CFC certification, preferred

Hours and Work Schedule

  • Hours per Week: 40
  • Flexible schedule (6:30 AM – 7:00 PM, Monday–Friday) with occasional weekend hours as needed

  • Participation in a scheduled on-call rotation for after-hours and weekend support
