As the Property Project Manager, you will be responsible for managing property related projects and initiatives within an organization. The role involves overseeing the planning, execution, and delivery of property projects, such as renovations, repairs, or maintenance. The individual in this role collaborates with internal teams, contractors, and vendors to ensure project success. Additionally, this role involves the development of project plans , allocating resources, and monitoring project progress to meet objectives. Additionally, you will be responsible for ensuring compliance with regulations, managing project budgets, and communicate effectively with stakeholders throughout the project lifecycle.

Primary responsibilities include

  • The incumbent is responsible for project planning and execution, which includes solving a range of straightforward problems that pertain to developing project plans, including scope, timelines, deliverables for property related projects.
  • Additionally, the incumbent is responsible for stakeholder management, which includes maintaining regular communication and provide project updates to stakeholders.
  • The incumbent understands key business drivers and uses this understanding to accomplish, their work. Furthermore, the incumbent is responsible for budgeting and cost control, which includes monitoring project expenses and implementing cost control measures.
  • In addition to budgeting and cost control, the incumbent is responsible for quality assurance and compliance, which includes conducting inspections and quality checks to ensure project deliverables meet specified standards.
  • Lastly, the incumbent is responsible for team management and collaboration, which may include explaining information to others in straightforward situations, or leading and managing project teams, including internal staff, contractors and vendors.

Additional Primary Responsibilities

Project Team Coordination and Landscape Program Support

  • Serve as the primary liaison between the Landscape Facilities Management team and Property Project Managers to ensure landscape standards, project requirements, and operational objectives are incorporated into all property projects.
  • Participate in RNT and Orion project meetings, providing landscape design guidance, budget support, site assessments, and project progress updates.
  • Assist Project Managers with project planning, design reviews, budgeting, photo documentation, and field verification activities, including site visits for measurements, inspections, and progress evaluations.
  • Evaluate landscape plans for compliance with established landscape standards and collaborate with the Senior Landscape Facilities Manager to provide recommendations or develop in-house design solutions when appropriate.
  • Maintain project documentation including budget tracking, vendor spend monitoring, photo catalogs, project scopes, and closeout records.
  • Ensure project walk-through findings and punch list items are addressed and completed in a timely manner.

Capital Expenditure (CapEx) Program Management

  • Support Landscape Facility Managers in the development and prioritization of capital projects by considering long-term property strategies, operational objectives, lease terms, and asset conditions.
  • Manage capital project tracking from initial submission through purchase order release, ensuring accurate documentation and adherence to established workflows.
  • Coordinate communication between Landscape Facility Managers, vendors, and CapEx teams throughout the project lifecycle.
  • Monitor vendor performance, invoicing requirements, lien waiver documentation, and warranty follow-up prior to final payment approval.
  • Assist with the preparation and standardization of project budgets, scopes of work, supporting documentation, and project photography.

Major Maintenance Program Oversight

  • Coordinate major maintenance projects with vendors and Landscape Facility Managers to ensure budgets, schedules, and project objectives are achieved.
  • Track project expenditures and provide ongoing budget reporting and forecasting.
  • Monitor project start and completion dates and assist with the collection of project documentation and completion photos required for invoice processing.
  • Maintain communication with key vendors to ensure timely execution and quality results.

Operational Improvement Programs

  • Support and manage programs including line striping, dumpster corrals, drain cleaning, curb stop replacement initiatives, and other property improvement projects.
  • Identify opportunities for operational improvements, develop project recommendations, and ensure timely execution while maintaining budget compliance.
  • Coordinate repair, cleaning, and replacement schedules to support long-term asset management objectives.

Safety Program Administration

  • Develop and maintain an annual safety calendar and associated communication plans.
  • Coordinate and monitor weekly safety topic distribution and toolbox talks to ensure consistency across all regions.
  • Assist leadership in reinforcing safety expectations, training initiatives, and program compliance.
  • Monitor safety communications and training materials to promote a consistent approach across landscape operations.

Field Leadership and Organizational Support

  • Provide direct support to Senior Facility Managers and Landscape Facility Managers as needed to address operational priorities, project execution, training initiatives, and process improvements.
  • Conduct field visits to support managers, evaluate project progress, reinforce standards, and identify opportunities for continuous improvement.
  • Support the implementation of landscape design standards, maintenance programs, capital improvement initiatives, and operational best practices across the portfolio.

Pay Transparency

The salary range for this position is $71,000.00-$100,000.00 per year. Actual pay is based on various factors including but not limited to the budget, work location, and relevant skills and experience.
