Description

The Retail Leasing team, within the Property Services organization, is responsible for the real estate strategy and transaction execution for Citizens’ portfolio of 1,000+ retail locations. The Retail Leasing team partners with the business line to set the market-level strategy for the portfolio, utilizing financial data, market data, facility conditions data, and legal considerations such as existing lease language, zoning code, signage code, and market lease terms. The team then executes on the strategy on each location through due diligence, site selection, approvals, and transaction negotiation, partnering with brokers, designers, architects, and construction managers throughout the lifecycle of a project from strategy through execution / opening.

Reporting to the Head of Retail Leasing, the Senior Real Estate Portfolio Analyst will manage the transaction lifecycle for a portion of the bank’s retail portfolio:

Primary responsibilities include

  • Analyzing financial, economic, market, and branch performance data.
  • Understanding current lease language and proposing amendments to terms for lease renewals.
  • Evaluating financial, qualitative, and quantitative aspects of multiple options in multiple markets.
  • Conducting site visits and market tours with stakeholders.
  • Communicating options effectively through the approval pipeline.
  • Serving as an information source for other execution teams through due diligence, design, and construction.
  • Negotiating new leases, lease renewals, subleases, and early lease buyouts.
  • Partnering with facility management, lease administration, and legal teams to resolve landlord disputes.

Qualifications, Education, Certifications and/or Other Professional Credentials

  • Required Qualifications
    • Bachelor’s degree in accounting, finance, management, marketing, or other relevant field and 7+ years of experience in lease or contract negotiation or 10+ years of relevant experience in lieu of a degree.
    • Track record of managing leases on a large portfolio scale.
    • Ability to negotiate business and legal terms mitigating risk while ensuring closure of transactions.
    • Ability to analyze data and make concise recommendations based on qualitative and quantitative information.
    • Proven knowledge of financial principles, especially those that influence decision making and deal making.
    • Proven capacity to manage multiple projects at one time.
    • Experience with Microsoft Office suite, including Word, Excel, PowerPoint, and Outlook.
    • Ability to quickly learn new programs and software such as Lucernex and Ariba.

Hours & Work Schedule

  • Hours per Week: 40
  • Work Schedule: M-F, 8:30-5

Considerations:

  • The role is in office 4+ days per week unless travelling.
  • Role requires travel up to 25% of the time.
